Some handy hints to help you when renting a home.

The Property Condition Report

Before your tenancy begins your asset manager will inspect the property & record the condition of the premises in what is a called a Property Condition Report. You will then inspect the premises & complete the tenant section by either agreeing or disagreeing and including your comments. You must return this to the Agency within 7 days of receiving it & you will receive a copy to keep as a record at the end of the tenancy.

Check who pays the water rates

Under your residential tenancy agreement you may or may not be required to pay the water rates on your rental property. If your agreement states that you must pay for water, then your asset manager must indicate on the condition report whether the premises have the required water efficiency measures.

Lodging your bond

Your bond is security for the landlord if you damage the property. It is the equivalent of four weeks rent for unfurnished homes under $2000p/w but can be up to 6 weeks for properties over $2000p/w for furnished. You will sign a bond lodgement form & your asset manager must lodge all money with the Bond Administration within 7 days. If all is in order you will receive your bond back at the end of your tenancy.

Paying Your Rent

You will be required to pay two weeks rent in advance at the commencement of the lease. You will agree with your asset manager on the method of payment & whether you will pay weekly, fortnightly or monthly. You can pay by direct debit, credit card (there is a surcharge) money order or cheque. If there is a rent increase, you will be given 60 days notice, subject to the terms of the agreement.

Repairs, maintenance and emergencies.

Requests for all repairs and maintenance are to be made in writing to your asset manager either via email or our online form here (please hyperlink “here” to maintenance form) These will be attended to as rapidly as possible with minimal disruption to you. For any urgent/emergency repairs such as plumbing, electrical, gas or dangerous structural issues, phone the emergency after hours number 0431 478 557 & in the mean time complete the emergency maintenance form here.
